Rocket Realty provides full service for the home seller. In addition to listing your property on the local MLS and Realtor.com, our services include everything from pricing and preparing a home for market through negotiations and closings.
A Rocket Realty representative will come to your home to take pictures, gather property detail information and assist with completion of all State required documents.
A CMA will be generated for your property. This analysis will include detailed information on comparable active, pending and sold properties in your area. The information gathered will be used to assist in determining the list price of your property.
Rocket Realty will provide the use of an MLS lockbox which allows agents access to show your home. Authorized real estate professionals can only access the lockbox. This provides the homeowner with security and convenience.
Your property will be listed on the local MLS, Realtor.com and RealTracs.com (public site of local MLS). In addition your property listing will be posted on
RocketRealtyUSA.com.
A non-MLS listing option is available.
Includes up to 10 high quality photos taken by Rocket Realty using a special wide-angle lens. Maximum photos will be displayed on the MLS, Realtor.com, Realtracs.com and RocketRealty.com.
Your property will be displayed in showcase format on the largest home selling website in the country.
Our highly visible Rocket Realty yard sign will be installed.
Property information sheets will be provided.
The Realty Appointment Center will schedule all showings according to your instructions. A record is kept of all showings and can be provided upon request.
A Rocket Realty representative will schedule and show your property to prospective buyers not represented by a real estate agent with another company.
Rocket Realty will represent you throughout the entire process. This includes but is not limited to the following:
- Review all offers and provide counsel on negotiating strategies
- Provide and assist with completing all State required disclosure documents
- Act as a liaison between seller and buyer or buyer's agent
- Arrange for Earnest Money to be deposited in the proper Escrow account
- Arrange and meet with Buyer's Inspector, Lender's Appraiser and Termite Inspector. All reports will be reviewed and any necessary repairs will be negotiated. Follow through with all parties to ensure essential target dates are met.
- Coordinate the closing with all parties: Seller, Buyer, Buyer's Real Estate Agent, Lender, Insurance Company, Inspectors, Appraisers, Closing Attorneys and/or Title Companies
- Review the settlement statement prior to the closing. Arrange for any corrections/adjustments to be made to the satisfaction of all parties.
- Attend the closing and deliver any necessary documents
for an additional minimal charge
A Rocket Realty representative will conduct a two-hour (minimum) Open House. We will place an advertisement in The Tennessean to run Saturday and Sunday on the weekend of the Open House. For properties in Brentwood and Franklin, an advertisement will also be placed in the Williamson AM to run Friday on the week of the Open House. Your Open House will also be advertised on Realtor.com, the MLS, Realtracs.com and RocketRealty.com. Ads will be created and submitted by Rocket Realty.
Rocket Realty will create and submit an ad to the newspaper of your choice. The following is a list of newspapers we recommend:
- The Tennessean - regular "For Sale" ads run on Sunday. "Open House" ads run on Saturday and Sunday. Open House ads also run on Friday in the Williamson AM for properties in Brentwood and Franklin.
- The City Paper - real estate section published weekly on Friday.
- Nashville Scene - published weekly on Wednesday.
- The Review Appeal (Williamson County) - largest and most popular real estate section is published weekly on Friday and Sunday.
- Brentwood Journal - published weekly on Thursday.
- The News - published weekly on Wednesday - (includes an ad in the Green Hills News, Belle Meade News, West Meade News, West Side News and Nashville Today).
Rocket Realty will create and submit an ad to the magazine of your choice. These popular magazines only accept ads submitted by real estate agents who are members of the local real estate board.
- Real Estate This Week - published biweekly alternating with Homes Magazine.
- Homes Magazine - published biweekly alternating with Real Estate This Week.
Your home will be advertised on the Comcast Home Center TV channel, twice a day, 7 days a week for 4 weeks. The ad will include a professional voice-over property description and photos of your home.
Postcards with information regarding your property are designed by our staff and sent to your neighbors. Many times a buyer will come from within your own neighborhood. A neighbor may know someone who would like to live in your neighborhood or a neighbor who would like to remain in the neighborhood may be looking for a larger or smaller home.
Rocket Realty will design, print and distribute Property Information Flyers to Realtors active in your area. The following are the areas serviced and the number of realtors per area: Brentwood - 490, Franklin - 175, Green Hills - 245, West End - 110, Antioch - 115, Mt. Juliet - 120, Hermitage - 150, Smyrna - 90.
Give potential buyers a virtual tour of your property for display on the MLS, Realtracs.com, Realtor.com and RocketRealty.com. websites. This amazing cutting-edge marketing tool allows visitors to see the inside of your home as if they were actually standing in it. Visitors will have a 360-degree view of each room. Virtual Tours can include both interior and exterior scenes, allowing the visitors to get a true feel for your home. It's the next best thing to being there.
A Rocket Realty professional will have a Realtor's Open House on any day of the week, (M-F), for a minimum of 2 hours. An Open House announcement will be distributed directly to Realtors who are active in your area. The Open House will also be advertised on the MLS to inform agents. A Realtor's Open House is a great way to introduce your home to area agents.
This simple warranty, provided by HMS, offers affordable coverage for costly repairs to your home. The warranty will cover the seller for the term of the warranty while the property is on the market. After closing, the warranty transfers to the new homeowner for the remainder of the term. A brochure with more information is available.
